01

What client money is

Client money is money we hold for you rather than for ourselves. For landlords that is rent collected and any float for maintenance. For tenants it can be rent paid in advance. For buyers and sellers it can be a reservation or holding deposit.

02

Where it is held

Client money is held in a designated client account with a United Kingdom bank, separate from the money of the firm. It is never used to meet our own obligations, and we keep records that let us show at any time what is held and for whom.

03

The protection

Letting agents in England are required by law to belong to an approved client money protection scheme. The scheme compensates landlords and tenants if an agent cannot repay client money it holds, for example through misappropriation.

Our scheme name and membership number are available on request from either office.

A certificate is displayed at our offices, and a copy is available free of charge on request.

04

Tenancy deposits are separate

A tenancy deposit is protected separately, in a government approved deposit protection scheme, within thirty days of us receiving it. You will be given the prescribed information telling you which scheme holds it and how to get it back at the end of the tenancy.

Deposit protection and client money protection are different things, and your deposit is covered by the former.
